The Principals believe that during the term of the Fund there will be numerous opportunities to acquire properties that produce income and cash flow.  The Fund’s investment objectives are:

• To preserve and protect its investors’ invested capital through conservatively underwritten real estate investments.
• To maximize cash flow through intensive, value-oriented management of the Fund’s real estate investments.
• To target average annual returns to its investors in the 12% to 17% range.

Identifying the most attractive opportunities for the Fund will be a time-intensive process.  The Principals will utilize their extensive experience to review and analyze numerous acquisition and development opportunities to identify and acquire or develop the properties that best meet the Fund’s investment criteria and offer the best chance for capital appreciation.  Historically, the Principals, through their vast network of contacts, have been presented with opportunities prior to public listings of those properties.

In addition, the Principals’ diverse business backgrounds and extensive real estate experience create a knowledge base of different market segments consisting of warehouse and distribution, retail, office and residential.  For example, the Principals have permitted land available for development in an existing industrial park, which gives them a substantial competitive edge over other real estate professionals securing tenants.
