Condyne Investment Fund II, LLC was organized by the management of Condyne Real Estate Development with significant experience in development, construction, permitting, financing and property management.
The Fund seeks to capitalize on the Principals’ proven track record of success in the acquisition, development and repositioning of real estate opportunities. The Principals have worked with each other on many projects, both on an individual property basis and as part of the management team for Compass, where they were joined by three other individuals.
With this experience, the Principals now desire to raise an equity fund that will serve as a successor to Compass in order to seize upon the opportunities they see in the current real estate market.
The Principal’s core competencies consist of financing, warehouse and distribution, retail, and construction and development, providing the Fund with recognized expertise within the real estate industry.
The Principals have demonstrated an ability to close on properties placed under contract through their substantial liquidity, discretion and willingness to work closely with the sellers through the due diligence process. |
In addition, the team’s close relationships with many subcontractors, established through an affiliated construction company, provide the Fund with timely, cost-competitive facility due diligence analysis. These subcontractors, including those providing HVAC, plumbing, electrical, roofing, environmental and engineering services, are available to the Fund on short notice to provide due diligence services during the acquisition phase, and they may also be engaged to provide post-closing services.
All of the foregoing factors have contributed to the success of Compass, and based on this success, the Fund will target returns in the 12% to 17% range. Such past performance information, however, is not predictive of future results for the Fund, and there is no assurance that the Fund will achieve its target returns. |
